Zoning Challenge
Sender One Climbing is a southern California based indoor rock climbing facility featuring the highest quality and largest scale model in the country. Their facilities feature 50+ foot climbing walls in 20,000-30,000 sf gym facilities.
The Challenge:
Finding a facility that was industrial in its presentation but would allow for a retail use was not going to be easy. Additionally, the client required 50 foot climbing walls meaning I needed to find a landlord who would be willing to tear off the roof and raise it to over 50 feet. This deal required extreme creativity and vision not only for myself but for the user as well because these locations don’t exist.
Action Plan:
This assignment required endless digging and calling around for a creative solution because the type of property we were seeking did not exist and had to be created. I also connected with key people in the city to work proactively to determine the best zoning to focus on.
The Result:
We build a talented team of specialists to navigate the zoning and construction challenges and successfully launched 2 new facilities in Los Angeles and Orange County. Working with the cities and landlords, we successfully secured zoning approval and design approval to remodel 2 industrial buildings to suit the needs of Sender One Climbing.
