This company has an international presence in the e-commerce sector with locations scattered globally. I have completed multiple transactions in the recent past but a few posed notable difficulties I was able to help them overcome.
Deal 1: The tenant wanted a downtown location with a big footprint and dock but these types of locations did not exist.
Deal 2: Due to an emergency situation, we had to identify a replacement property in a very short window and in a market with NO VACANCY.
Deal 1: I checked all existing options including “out-of-the box” opportunities and identified a property that fit their criteria but required a creative solution. This property required a zoning verification and a re-establishment of the old zoning ordinance. To top it off, the building was larger then needed and had a mezzanine space that covered 20% of the ground floor area.
Deal 2: After intense searching for any and all options, talking to all brokers and landlords and simply getting my hands dirty with enough digging, I realized I had to come up with a creative solution. After vetting all the traditional options, I expanded my search criteria opening up a solution that was far to large but with creativity and smart negotiation could prove to be a solution. I connected with the ownership, and my client flew in on a Sunday for a tour (2 days after I discovered the immediate need).
Deal 1: My client wound up with a downtown location, a rental rate that backed out the mezzanine space and the correct zoning. They had sole occupancy of what should have been a multi-tenant building securing exclusive possession.
Deal 2: My client loved the property they toured on Sunday and took immediate action. This deal was secured within days.
