Corporate Headquarters Relocation: Core-Mark (Westlake, TX)
The Challenge:
Core-Mark needed to relocate from San Francisco to the Dallas area, and they needed a space that would comfortably house senior management and corporate staff, as well as serve as a training facility. How could they find a suitable, cost-competitive space in a new real estate market?
The Solution:
The Newton Team conducted a thorough search of available properties, identifying an office complex in Westlake, TX that met the client’s immediate needs and also had room to expand throughout the lease. As an added benefit, Core-Mark’s new property had creative office space and a modern look that would be a distinct asset in attracting employees in a competitive job market. Working in partnership with our Lee & Associates - Dallas team for additional local expertise, we were able to lead the client through a seamless transaction and move.
The Outcome:
Core-Mark was able to plan for its corporate relocation promptly, moving to a new property that met and actually surpassed its needs:
- The lease we negotiated for them actually reduced their cost
- The lease offered critical flexibility to adapt to their needs going forward, with an option to secure additional space. In year three of the lease, Core-Mark was able to double their square footage from 32,000+ sq ft to 65,000sq ft at the same location - the new space was within the same building and on contiguous floors. This expansion allowed them to include a new Center of Excellence conference facility.
