Precision One Medical is a machine manufacturer focused on precision parts for the dental and medical industry.
The Challenge:
Precision One needed a facility over twice the size of it’s then current footprint in a market that had very little existing product available. They were only interested in buying which further narrowed the options. Nothing available on the market met the needs and with an upcoming lease expiration I had to creatively get creative.
Action Plan:
The requirement had a list of very specific needs including good loading, heavy power, high image office in a specific submarket. It became apparent very quickly, I had to shake loose a property off market. Leading a team, I was able to generate a strong list of properties that possessed the features needed for the assignment. I sent letters to all of these owners and followed of up with direct phone calls.
The Result:
I ultimately connected with a property owner who was considering selling. After a thorough tour of the 45,000 sf facility, we determined it was an excellent fit with all the required features and amenities and after an exclusive negotiation we were able to strike a deal and close on the purchase of the property without it ever hitting the market.
